Abstract

Purpose

The purpose of this paper is to develop a virtual reality (VR)-based and user-oriented decision support system for interior design and decoration. The four-phase decision-making process of the system is verified through a case study of an office building.

Design/methodology/approach

Different “spatial layouts” are presented by VR for users to decide their preference (Phase 1). According to the selected spatial layout, a “spatial scene” is constructed by VR and Technique for Order Preference by Similarity to an Ideal Solution (TOPSIS) is used to determine the spatial scene preference (Phase 2). Based on the binary integer programming method, the system provides the optimal preliminary solution under a limited decoration budget (Phase 3). Finally, the consistency between the overall color scheme and pattern is fine-tuned by VR in order to obtain the final solution (Phase 4).

Findings

The questionnaire survey results show that decision makers generally affirm the operation and application of VR, and especially recognize the advantages in the improvement of VR-based interior design feasibility, communication efficiency and design decision-making speed. The optimization of the costs and benefits enables decision makers to effectively evaluate the impact of design decisions on subsequent project implementation during the preliminary design process.

Originality/value

The VR-based decision support system for interior design retains the original immersive experience of VR, and offers a systematic multiple criteria decision- making and operations research optimization method, thus, providing more complete decision-making assistance. Compared with traditional design communication, it can significantly reduce cognitive differences and improve decision-making quality and speed.

Abstract

Purpose

The purpose of this paper is to propose a hybrid decision-making model for optimizing the initial design strategies of pre-sales housing, identifying factors affecting the initial design of housing, and developing different initial design approaches and strategies based on buyers’ preferences.

Design/methodology/approach

Indicators and factors in line with the local initial planning and design are created according to the design quality indicator framework. The important indicators and factors are screened out preliminarily with the fuzzy Delphi method and decision-making trial and evaluation laboratory based analytic network process. The performances of two actual cases under similar site conditions are checked with regard to the overall residential sales rate and time on the market (TOM).

Findings

The result shows that the proposed model can effectively improve the sales rate, shorten the TOM and better complies with buyer design strategy demands, and thus positively correlating to economic value.

Originality/value

Pre-sales make possible the customized strategy of allowing future residents to participate in the housing design process. However, buyers’ participation in the design process is highly limited, and developers usually determine their planning and initial residential design strategies based on experience and intuition. With the proposed approach, the initial residential design of a project can be effectively intervened, so that home users can truly participate in the design, and the residential construction service can be provided in a unique, but non-universal way.

Abstract

Purpose

The aim of this paper is to present a systematic approach to provide decision makers in the Taipei City Government and private developers with an opportunity to review their decisions on urban renewal project selections, and to provide a model which could be adapted for other locations.

Design/methodology/approach

Porter's diamond model of competitive advantage is applied to establish evaluating criteria on urban competitiveness quality, and a fuzzy set theory combining the PROMETHEE method is used to determine the priority of projects. In assigning scores for urban sustainability, the expected return for each project is calculated for the economic dimension and a subjective scale has been used for the social and environmental dimensions. Genetic algorithms (GA) are introduced to search optimal solutions considering cost‐score tradeoffs for decisions on investment ratio determination and renewal type selection. The proposed approach is tested by evaluating 13 urban renewal projects in Taipei City.

Findings

The three‐stage model proposed by this study has established a comprehensive and systematic approach that considers key factors in urban renewal, assesses renewal projects from the standpoint of urban competitiveness and sustainability, and provides decision makers with helpful guidelines for investment.

Research limitations/implications

There is difficulty in re‐examining social and environmental issues of the city government's earlier decisions became decision makers did not fully consider these two issues at the beginning of the planning stage, which is a limitation of this research.

Originality/value

The results documented in the paper provide many other cities facing similar renewal decision problems with insightful strategies and useful implications.
